The Legal and Real Estate Department is responsible for the legal and administrative procedures involved in registering, modifying, and updating an owner’s information within Casa de Campo®. It also provides surveying and topography-related services, including land delimitation, re-delineations, updating surveys, and more.

Which documents from the owner are required for a delimitation?

The following documents are required to proceed with a delimitation:

● A photocopy of the owner’s and their spouse’s identity documents.
● If the owner is a foreigner, passport and a national identification card from their country of origin as a second official document.
● If it is a legal entity, the National Taxpayer Registry (RNC), current Commercial Registry, the document authorizing the representation (Minutes of Assembly or Certification registered in the corresponding Chamber of Commerce and Production), Power of Attorney, Sales Contract(s) accompanied by the DGII receipt for the payment of the real estate transfer taxes and/or Duplicate(s) of the Annotated Proof(s), Certification of Real Estate Ownership.

What documents are generally required to register a new owner with Costasur?

The common requirements for new owner registration requests include the following:

• Copy of the Contract, duly legalized and stamped on the last page by the General Directorate of Internal Taxes (DGII).
• Copy of the Real Estate Transfer Payment Receipt issued by the General Directorate of Internal Taxes (DGII).
Copy of the identification documents of the parties involved.
• Copy of the seller's Certificate of Title.
• If the seller is a legal entity: the current commercial registry with the assembly minutes authorizing the sale, if applicable.
Corporate documents of the acquiring commercial entity registered with the Chamber of Commerce (valid commercial registration, attendance record, bylaws).
• Completion of the corresponding forms and signing of the Regulations, Standards, Agreements, and Policies of Costasur Dominicana.
• Pay USD 1,430.00 for the New Owner Registration Fee.

Tenant registration conditions

Individual or Legal Entity renting a property for three months or more within the Casa de Campo® Resort.

If the tenant and the owner are individuals, they must submit:

• Copy of the duly legalized rental agreement.
• Copy of the ID documents of the tenant and their related parties. Both sides of the Dominican ID card or current passport for foreigners and minors.
Complete the form CSD-TLI-FOR-01.07: Individual Tenant / Individual Owner Registration Request.

If the tenant is an individual and the owner is a legal entity, they must submit:

• Copy of the duly legalized rental agreement.
• Copy of the ID documents of the tenant and their related parties. Both sides of the Dominican ID card or current passport for foreigners and minors.
• Copy of the current Commercial Registry Certificate of the owner and copy of the representative's ID.
• Complete the Form CSD-TLI-FOR-01.08: Tenant Registration Application Individual / Legal Entity Owner.

If the tenant is a legal entity and the owner is an individual, they must submit:

• Copy of the duly legalized rental agreement.
• Copy of the ID documents of the tenant and their related parties. Both sides of the Dominican ID card or current passport for foreigners and minors.
Copy of the tenant's current Commercial Registry Certificate and copy of the representative's ID.
• If the person residing on the property is not a shareholder or a board member of the company: Copy of the minutes of the board meeting confirming who will occupy the property as tenant(s).
Complete the form CSD-TLI-FOR-01.09: Tenant Registration Application Legal Entity / Owner Individual.

If the tenant is a legal entity and the owner is a legal entity, they must submit:

• Copy of the duly legalized rental agreement.
• Copy of the ID documents of the tenant and their related parties. Both sides of the Dominican ID card or current passport for foreigners and minors.
Copy of the tenant's current Commercial Registry Certificate and copy of the representative's ID.
• If the person residing on the property is not a shareholder or a board member of the company: Copy of the minutes of the board meeting confirming who will occupy the property as tenant(s).

• The first registry of a new tenant or its renewal costs US$300.00.

Approximate delivery time:
• Tenant registration or renewal processes take approximately 15 working days from the submission of the requirements and payment for the service.
