These design guidelines and regulations ensure that your home blends in harmoniously with the rest of the complex, by steering design proposals through a fast and efficient approval process.
The Planning and Design Department is responsible for reviewing, authorizing, and supervising the natural and urban surroundings inside Casa de Campo®. The team is formed by engineering, topography, architecture, urban planning, electricity, and accounting professionals who support and advise all development projects within the complex.
Architects, designers, engineers, and owners must adhere to Costasur’s design standards to submit a real estate design proposal in compliance with the established guidelines.

The design process for all development projects goes through two main stages, in which the Planning Department plays an active role:
Stage 1 - Preliminary Proposal
Stage 2 - Executive Plan Proposal
Assessments of all design proposals will be led by Costasur’s Planning Department and its team of architects and urban planners. This process is aimed at ensuring that all new Casa de Campo® developments meet the design criteria before they are submitted to the Costasur Planning Board for approval.

During the review sessions, project leaders can present their plans and design concepts in person. If presenting in person is not possible, projects can be presented virtually, and plans submitted electronically.

Assessment meetings for approving new projects are held monthly by the Costasur Planning Board. The assessment committee's recommendations will be reviewed for each project, leading to a final decision and project approval. The project manager will not be able to attend these meetings and will be notified of the decision of the Costasur Planning Board in writing within two weeks after the assessment meeting.
Once the proposal has been approved, the project moves to the next phase of development, either the development of construction drawings or the start of construction. If the proposal is not approved, you will need to reapply for design review until approval is obtained from the Costasur Planning Board. The review process ends with the approval of the construction plans, and this will allow you to request the start of construction and the construction permit.
The process for registering a project depends on whether it is a minor project (maintenance or repair of existing structures) or a major project (remodeling, new construction, and demolition). For minor projects, the following documents must be duly completed and submitted:
• Construction Project Initiation Form.
• Statement of knowledge of regulations and penalties, from both the contractor and the owner.
• List of items with the work to be carried out.
Once the required documentation has been submitted, the Costasur Construction Control team will review the information provided and proceed to register the project. The contractor and the owner will be notified via email, and a permit will be issued for the project.
For major projects, a more thorough registration process is required, including a review of plans, additional permits, and other specific documents. You should contact the Construction Supervision and Control Department directly for detailed information on the major construction registration process.
Yes, maintenance and repairs must be registered. Registration is essential to maintain proper control over the activities carried out at the facilities and to ensure that contractors comply with the rules and regulations. Registration also helps to ensure the safety of the projects and the people involved in them.
Once a construction project has been registered, the Construction Control team will create a user for the contractor on Costasur’s contractor platform. Through this platform, the contractor will be able to manage and request the required accesses for their employees who will be working at the construction site.
The estimated time for approval of the registration of a project is within five working days from the submission of all required forms if they are duly completed. Please be sure to provide all necessary documentation to streamline the approval process.
In the case of minor works, the approval time tends to be shorter due to their more straightforward nature.
