Legal and real estate procedures

The Legal and Real Estate Department is responsible for the legal and administrative procedures involved in registering, modifying, and updating an owner’s information within Casa de Campo®. It also provides surveying and topography-related services, including land delimitation, re-delineations, updating surveys, and more.


Frequently Asked Questions



Notarized rental contracts for a minimum of three months are eligible for registration.



You can choose between four types of forms applicable to individuals or legal entities. List of forms



You can check pages 2 and 3 of the Tenant Registration Application form that applies to the contracting persons: individuals or legal entities, which indicates the documents required in each case. Costasur reserves the right to request any further documentation it deems necessary in addition to the ones already listed on the form.



The following documents are required to proceed with a delimitation:

● A photocopy of the owner’s and their spouse’s identity documents.
● If the owner is a foreigner, passport and a national identification card from their country of origin as a second official document.
● If it is a legal entity, the National Taxpayer Registry (RNC), current Commercial Registry, the document authorizing the representation (Minutes of Assembly or Certification registered in the corresponding Chamber of Commerce and Production), Power of Attorney, Sales Contract(s) accompanied by the DGII receipt for the payment of the real estate transfer taxes and/or Duplicate(s) of the Annotated Proof(s), Certification of Real Estate Ownership.

Tenant registration conditions

Individual or Legal Entity renting a property for three months or more within the Casa de Campo® Resort.



• A copy of the rental contract, duly legalized.
• A copy of the tenant’s and his/her relatives’ identity documents.
• Copies of the documents proving the relationships between the tenant’s relatives and the tenant (if applicable).
• Form CSD-TLI-FOR-01.07: Registration Application for Individual Tenant / Individual Owner.



• A copy of the rental contract, duly legalized.
• A copy of the tenant’s and his/her relatives’ identity documents (if applicable).
• Copies of the documents proving the relationships between the tenant’s relatives and the tenant (if applicable).
• A copy of the owner’s current Commercial Registration Certificate and a copy of the representative’s identity card.
• Form CSD-TLI-FOR-01.08: Registration Application for Individual Tenant / Legal Entity Owner.



• A copy of the rental contract, duly legalized.
• A copy of the tenant’s and his/her relatives’ identity documents.
• Copies of the documents proving the relationships between the tenant’s relatives and the tenant (as applicable).
• A copy of the tenant’s current Commercial Registration Certificate and a copy of the representative's identity card.
• If the person who will be living in the property is not a shareholder or executive member of the company: A copy of the Assembly Meeting Minutes confirming who will occupy the property as tenants.
• Form CSD-TLI-FOR-01.09: Registration Application for Legal Entity Tenant / Individual Owner.

Cost:
• There is no charge for owner information updates.
• Registering a new tenant or its renewal costs US$300.00.

Approximate delivery time:
• New tenant registration or renewal processes take approximately 15 working days from the submission of the requirements and payment for the service.
